An Established City Along the I-35 Corridor

Live Oak is a city in northeast Bexar County along the I-35 corridor, between San Antonio and Schertz. It incorporated in the 1960s and much of its housing dates from that period and the decades immediately after.

That puts the typical Live Oak chimney at fifty or sixty years old. Masonry from that era has mortar joints that have receded and crowns that have generally cracked at least once, and clay tile liners of that age frequently show damage.

Newer infill development around the older core adds framed chase construction, so both types exist here. We inspect before quoting rather than assuming which is on the roof.

Sixties and seventies masonry

A large share of housing in these northeast Bexar communities dates from the 1960s and 1970s. Those chimneys are now fifty to sixty years old, which is when crowns crack and mortar joints recede noticeably.

Military housing turnover

Proximity to Randolph Air Force Base means high turnover, rentals and property management. Chimneys in rental stock are frequently overdue for inspection simply because nobody has owned the problem.

Freeze events find existing damage

Hard freezes are uncommon in Bexar County but they arrive. Water already sitting inside open mortar joints is what causes spalling when temperatures drop.

Newer infill is different again

Recent development in and around these cities uses framed chases with metal covers, which fail at the top rather than in the structure.

Our Services in Live Oak

The full Lowes Chimney Sweep inventory is available across Live Oak. Crown, masonry and inspection work carry the emphasis because of the age of much of the local housing.

Inspections

Rental and turnover housing is frequently overdue for inspection. We photograph everything we find, which is useful for landlords and buyers alike.

Caps & Chase Covers

On newer infill construction the chase cover is the component that fails first.

Crowns

A cracked crown on a chimney this age lets water straight into the masonry below. Cheap to repair, expensive to leave.

Masonry & Structural

On fifty and sixty year old masonry, mortar has usually receded. Repointing at this stage prevents a partial rebuild later, and the honest test is whether a joint can be scratched out by hand.

Live Oak Chimney Questions

My home dates from the 1960s or 1970s. What needs attention?

Usually the crown and mortar joints first, then liner condition. Five or six decades of weather is what drives that.

Should the liner be checked on an older chimney?

Yes. Clay tile liners from that era crack with age and thermal cycling, and the damage is not visible from the room.

What is the difference between repointing and rebuilding?

Repointing replaces failed mortar while the brick is still sound. A rebuild replaces the masonry itself. We always recommend the smaller job when the structure allows.

My home is newer infill. Is it different?

Yes. Newer construction uses framed chases with metal covers, so the failures are at the top rather than in masonry.

How often should a chimney be swept?

Once a year for a fireplace in regular use.

Will the work make a mess indoors?

No. Covers go down before we start and dust-controlled equipment runs throughout the visit.

Do you work weekends?

Yes, seven days a week including Sundays.
