A Small German-Founded Town That Grew Very Fast

Cibolo sits in Guadalupe County northeast of San Antonio, adjoining Schertz along the I-35 corridor. It was settled by German immigrants in the nineteenth century and stayed small for a long time, with a modest historic core around the original settlement.

What changed is the growth. Guadalupe County grew just over 3% between 2022 and 2023, among the fastest rates in Texas, and Cibolo has been one of the places absorbing that. The overwhelming majority of its housing has gone up within the last twenty-five years.

That makes Cibolo a newer-construction market. Framed chases with metal covers rather than solid masonry, and failures that happen at the top: chase covers, caps and the flashing where the chase meets the roof.

Chase covers before masonry

On housing built in the last two decades the metal lid on a framed chimney fails first. Rust streaks running down the siding are the usual first sign, and water has often reached the framing by then.

Corridor growth means fast building

When a county grows above 3% a year, construction moves quickly. Chase covers fitted without adequate slope and approximately sized caps are common faults in fast-built housing.

A small historic core

The original German settlement area carries older building stock where masonry, mortar and crown condition matter. It is a small share of the city but it exists.

Phased builds repeat faults

Cibolo subdivisions were built in phases by the same builders, so homes on a street frequently share chimney construction. A fault on one roof is worth checking next door.

Our Services in Cibolo

The full Lowes Chimney Sweep inventory is available across Cibolo. Caps, chase covers and leak work carry the emphasis because of the age of most local housing.

Cleaning & Maintenance

Newer flues still accumulate creosote every season they burn. An annual sweep applies regardless of the age of the chimney.

Caps & Chase Covers

This is the category that matters most in Cibolo. A chase cover needs correct sizing and enough slope to shed water, otherwise it pools and rots the framing beneath.

Leaks & Waterproofing

Flashing at the roofline is the most common water entry point on newer construction. We trace the actual leak path before quoting.

Masonry & Structural

Around the original settlement there is genuinely older masonry where mortar and crown condition come first.

Cibolo Chimney Questions

My home is newer. What usually needs attention?

The chase cover and the cap. On construction from the last two decades these fail before anything structural does, and both are water problems.

What is a chase cover?

It is the metal lid on top of a framed chimney chase, which is what most Cibolo homes have rather than solid brick. When it corrodes or does not drain properly, water enters the framing.

Is any of Cibolo genuinely old?

Yes, the area around the original German settlement carries older building stock. It is a small part of the city, but masonry work matters there.

Do newer chimneys still need sweeping?

Yes, if you burn wood. Creosote accumulates regardless of the age of the flue.

Rust is running down my siding. What is that?

Almost always a failing chase cover. Worth looking at before the next heavy rain.

Will the work make a mess indoors?

No. Covers go down before we start and dust-controlled equipment runs throughout the visit.

Do you work weekends?

Yes, seven days a week including Sundays.
